Clearing Commercial Space for What Comes Next
Commercial demolition covers two very different jobs. The more common one is an interior strip-out: an office, shop or restaurant space taken back to its shell so a new tenant can build out. The other is removal of a small commercial building, such as a one-story retail building, a shop or a warehouse, to clear a site for redevelopment. Per Point2Homes' Census summary, more than a quarter of Seattle's housing units sit in buildings of 50 or more units, so commercial and mixed-use blocks are part of nearly every neighborhood.
Strip-outs and tenant improvements
A strip-out removes partitions, ceilings, flooring, millwork, fixtures and sometimes old mechanical and electrical runs, while the building's structure, shared systems and neighboring tenants stay untouched. SDCI treats interior soft demolition of finishes and non-structural partitions as part of the construction permit, so a strip-out usually rides on the tenant improvement permit. The work itself is about control: keeping dust and noise contained, protecting common areas, and working within the hours and loading rules the building sets.
Removing a commercial building
A building comes down under an SDCI demolition permit, with the same core steps as a house and often more of them. The Puget Sound Clean Air Agency's asbestos survey, notification and 10-day wait apply. If the project falls under environmental review, SDCI requires the land use SEPA decision before the demolition permit is issued. Shoring near property lines needs its own construction permit, and the demolition permit follows it. A site with a footprint or land disturbance of 5,000 square feet or more needs a custom construction stormwater and soil plan rather than the standard small-site plan.
Working near the public
Commercial sites in Seattle usually sit right on a sidewalk, often beside open businesses. That means fencing, controlled truck access, dust control with water, and coordination with the Seattle Department of Transportation if the work affects the sidewalk or street. The approved plans and permit stay posted on site for inspectors.
Materials and recycling
Commercial interiors produce large volumes of metal studs, ceiling grid, wire, ductwork and carpet, and buildings add concrete, masonry and structural steel. Sorted, much of that goes to recyclers. Seattle's waste diversion report applies to commercial projects over 750 square feet too, so the hauler records are kept from day one.
Scheduling around the business
Retail and restaurant spaces often have a hard turnover date. We plan the sequence backward from that date: survey and abatement, utility shutoffs by the right trades, strip-out, and a broom-clean handoff to the general contractor.

Commercial Demolition Questions
Does a tenant strip-out need a demolition permit?
Usually not on its own. SDCI says soft demolition of interior finishes and non-structural partitions needs only a construction permit, which is typically the tenant improvement permit.
Do commercial buildings need an asbestos survey?
Yes. The Puget Sound Clean Air Agency requires a survey and a notification for any structure over 120 square feet of roof area, with a 10-day wait before demolition.
Can you work nights or weekends?
When the building and the city's noise rules allow it, quiet work like hauling and cleanup can be scheduled off-hours. Loud breaking usually happens during the day.
Who handles disconnecting the utilities?
Power, water and gas are terminated by the utilities and licensed trades. We schedule those shutoffs with Seattle City Light, Seattle Public Utilities and Puget Sound Energy before demolition.
