Lynnwood Demolition in a Redeveloping City

Lynnwood is in the middle of a rebuild, and demolition contractors are part of it. Link light rail reached Lynnwood City Center station on August 30, 2024, and the city's City Center plan, adopted in 2007, targets a 300-acre area between the transit center and Alderwood Mall. Around that core, homeowners are replacing aging houses and garages, and commercial owners are stripping out tenant spaces for new uses.

Houses from the suburban growth years

Lynnwood incorporated on April 23, 1959. From 1970 to 1990, Wikipedia notes, the city's population nearly doubled through annexations and suburban development, and it counted 38,568 people in the 2020 census. Houses from those decades are the bulk of our residential work here: split-levels and ramblers with attached garages, aging decks and concrete patios. When owners rebuild, everything from the roof to the footings comes out.

Asbestos and notification

Snohomish County is part of the Puget Sound Clean Air Agency's area, so the same rules apply as in Seattle. An AHERA-certified building inspector surveys the structure, a demolition notification is filed for any building with more than 120 square feet of roof area whether or not asbestos is found, and demolition waits 10 days after filing. Houses from the 1960s through the early 1980s often have asbestos somewhere: vinyl flooring, ceiling texture, joint compound or HVAC duct wrap. Abatement, if needed, happens before we start.

Permits and utilities

The City of Lynnwood issues demolition permits for whole structures. Before the building comes down, the side sewer is capped and the water service is cut under the serving utility's rules, and power and gas are terminated by the utilities. Some Lynnwood addresses are served by special districts rather than the city, so we confirm who serves the lot. We also call 811 before digging out foundations.

Commercial and mixed-use sites

Alderwood Mall opened on October 4, 1979, and the commercial strips along 196th Street and Highway 99 have decades of tenant turnover behind them. We handle interior demolition for retail and office spaces: ceilings, partition walls, flooring, fixtures and storefront systems, with careful sorting so metals and clean materials go to recyclers. For full-building demolition on redevelopment sites, we coordinate with the owner's general contractor on sequencing and site security.

Rain and site control

The Puget Sound lowland gets most of its rain from fall through spring. On a winter demolition we put down rock at the construction entrance, protect nearby catch basins and cover stockpiled material so it does not turn into runoff. In summer the main issue is dust, which we control with water during demolition and loading.

Lynnwood Questions

Do Clean Air Agency rules apply in Snohomish County?

Yes. The Puget Sound Clean Air Agency covers King, Snohomish, Pierce and Kitsap counties, so the asbestos survey, notification and 10-day wait apply in Lynnwood.

Do you do commercial interior demolition in Lynnwood?

Yes. We strip out retail and office interiors, including ceilings, walls, flooring and fixtures, and sort materials for recycling where possible.

Can you remove just my detached garage?

Yes. Single outbuildings are a common job. We confirm whether a permit and notification are needed based on size and utilities, then remove the structure and slab.
