Sammamish Teardowns on Larger Lots
When Sammamish owners look for demolition contractors, it is often to replace an older house on a big lot or clear out barns and sheds that came with the property. The city sits on a plateau at about 397 feet, between Lake Sammamish and the Snoqualmie Valley, at the edge of the Issaquah Alps. Larger lots, long driveways and mature trees are the norm, and every one of those affects how we plan a demolition.
Houses from the first subdivisions
Wikipedia notes that Sunny Hills was built in the 1960s, and suburban homes, shopping centers and schools followed in the 1970s and 1980s. Houses from those decades are the most common teardowns we see. They may have asbestos in flooring, ceilings or duct wrap, older electrical service, and sometimes septic systems or wells that predate sewer and water service in their neighborhood.
Septic, wells and utilities
Some Sammamish properties still have septic tanks. When a house comes down, the tank has to be properly decommissioned, typically pumped and filled or removed, following King County and the serving district's rules. Private wells are decommissioned by a licensed well contractor. For homes on sewer and water, the side sewer is capped and the service is cut under the rules of the district that serves the lot. We sort out which applies on the first visit.
The Clean Air Agency rules
The Puget Sound Clean Air Agency requires an asbestos survey by an AHERA-certified inspector before any demolition, a notification for any structure with more than 120 square feet of roof area, and a 10-day wait after the notification is filed. That includes barns and large outbuildings, not just houses. We ask for the survey early so the waiting period overlaps with permit review.
Lakes and wet ground
Beaver Lake and Pine Lake are the city's two largest lakes, and Yellow Lake sits in Klahanie. Lots near the lakes and the many wetlands and streams on the plateau need careful erosion control, especially from fall through spring. We keep the construction entrance rocked, silt fence on the downhill side and stockpiles covered, and we avoid parking heavy equipment over drainfields or near tree root zones the owner wants to keep.
Protecting trees you want to keep
Mature evergreens are a big part of Sammamish lots. Tree removal is often reviewed separately from the demolition itself, so we confirm with you and the city which trees are coming out and under which approval, then fence the ones that stay at their drip lines before machines arrive.

Sammamish Questions
Do I need an asbestos survey to tear down a barn in Sammamish?
If it has more than 120 square feet of roof area, the Clean Air Agency requires a demolition notification, and the AHERA survey comes first. Most barns and shops qualify.
What happens to my septic system when the house comes down?
It has to be decommissioned, usually pumped and filled or removed, under King County and district rules. We include it in the plan.
Can you work around trees I want to keep?
Yes. We fence protected trees at the drip line before any equipment arrives and keep machines and stockpiles out of their root zones.
