Replacing Mountlake Terrace's First Houses

Mountlake Terrace was built almost all at once, which is why demolition contractors here see so many similar houses coming down. Developers Albert LaPierre and Jack Peterson bought a former federal landing field in 1949 and named it for its plateau-like setting. Construction of the first homes began in June 1949. The city incorporated on November 29, 1954, and today has 21,286 residents.

Postwar houses, 75 years on

The original houses were small, quickly built and affordable. Many have been added onto over the decades, sometimes more than once. When owners decide to replace one, the demolition usually includes the house, an attached or detached garage, an old concrete driveway and patio, and sometimes a later addition built with different materials. Asbestos is a real possibility in houses of this age, especially in flooring, ceiling texture, siding and duct insulation.

Asbestos survey, notice and the 10-day wait

Snohomish County is in the Puget Sound Clean Air Agency's area. The agency requires an AHERA-certified building inspector to survey the structure before demolition, a demolition notification for anything with more than 120 square feet of roof area whether or not asbestos is found, and a 10-day wait after filing. We ask for the survey at the first visit so the wait overlaps with permit review.

Permits and utility caps

The City of Mountlake Terrace issues demolition permits. Before demolition, the side sewer is capped and the water service is cut under the city's utility standards, and power and gas are terminated by the utilities. We call 811 before digging out footings and driveways.

A town center going vertical

The city's 2019 town center update allowed building heights of 12 stories, and Link light rail service began in Mountlake Terrace in 2024. Around the station and the town center, older houses and small commercial buildings are being cleared for denser projects. We handle whole-lot clearing on these sites, including houses, garages, slabs, paving and old landscaping walls, coordinated with the builder's schedule.

Near Lake Ballinger

The southwest part of the city includes the 100-acre Lake Ballinger. Lots near the lake and its streams can be wet, especially in winter. We protect storm drains, keep the construction entrance rocked and cover stockpiles so a demolition does not send sediment toward the lake.

Mountlake Terrace Questions

Is my 1950s Mountlake Terrace house likely to have asbestos?

Houses of that era often do, in flooring, ceiling texture, siding or duct wrap. A survey by an AHERA-certified inspector is required before demolition and will show what is there.

Can you clear a whole lot for a new townhome project?

Yes. We remove the house, garage, slabs, paving and walls and leave the lot ready for the builder, coordinated with their schedule.

How long before demolition can start?

Allow for the asbestos survey, the 10-day Clean Air Agency wait and city permit review. Two to four weeks is typical.
