Tukwila Demolition for Business and Home
Tukwila is a city where demolition contractors do as much commercial work as residential. It lies along the Green River and Interstate 5, which run north to south through it, and it has a large base of retail, warehouse and office space. South of Southcenter, the Prato District covers a 320-acre mixed-use area of offices, manufacturing and retail. The Boeing Company is the city's third-largest employer. With 21,798 residents and 8,742 housing units in 2020, Tukwila's neighborhoods are compact, and its business districts turn over tenants constantly.
Commercial interior demolition
Most of our Tukwila commercial work is interior: stripping a retail or office space back to its shell so the next tenant can build out. That means removing ceilings and grid, partition walls, flooring and adhesives, casework, fixtures and old electrical and data runs, while protecting the parts of the building that stay. We work around landlord rules, after-hours windows and shared loading docks, and we sort metal and clean materials for recycling.
Small buildings and slabs
We also remove small commercial and industrial structures, canopies, sheds and the concrete slabs and pavement around them. On these jobs utility terminations are the critical path: power, gas, water, sewer and any fire service lines need to be shut off and capped by the right parties before demolition begins. We work with the owner or general contractor to get each one confirmed.
Asbestos rules apply to commercial too
The Puget Sound Clean Air Agency's requirements do not depend on the building type. An AHERA-certified inspector surveys the structure, a notification is filed for any structure with more than 120 square feet of roof area, and demolition waits 10 days. For interior renovation, asbestos in the materials being disturbed has to be addressed before the work. Older commercial buildings often have asbestos in floor tile, mastic, ceiling tile, pipe insulation or fireproofing. The City of Tukwila's asbestos handout adds two practical points: the agency will not accept a demolition notification filed after demolition has already happened, and if a building has already been damaged or partly torn down, the debris itself has to be checked for asbestos by an AHERA inspector before it is disturbed further.
Residential teardowns
Tukwila incorporated as a city in June 1908, and its older residential neighborhoods sit on the hills above the valley. We take down houses, garages and sheds there for rebuilds, with the usual sequence: survey, notification, permit, utility caps and then demolition. Hill lots mean planning for slopes and haul routes; valley lots near the river mean planning for soft ground and drainage.
Keeping the river clean
The Green River runs right through town. Storm drains on commercial sites and residential streets lead to it, so we protect catch basins, keep the construction entrance rocked and sweep the street as we go.

Tukwila Questions
Do you do tenant improvement demolition in Tukwila?
Yes. We strip retail and office spaces back to the shell, working around landlord rules, after-hours windows and shared docks, and sort materials for recycling.
Does an asbestos survey apply to commercial interior work?
Asbestos in the materials being disturbed has to be identified and handled before renovation. For full demolition the Clean Air Agency also requires a notification and a 10-day wait.
Can you remove a slab and parking area after a building comes down?
Yes. We break out and haul slabs, footings and pavement, and recycle clean concrete where possible.
